When we quote a range like this, we mean the finished, move-in-ready structure: foundation, framing, roof, windows and doors, mechanical systems (electrical, plumbing, HVAC), insulation, drywall, interior and exterior finishes, cabinetry, fixtures, and our own finish carpentry. Because our own crews handle the core of the build, that quality stays to one standard from framing to final trim.
What it usually does not include: the land itself, and sometimes major site development. On a raw mountain lot you may be looking at a well, a septic system, a long driveway, power runs, and significant grading. Those costs vary so much lot to lot that it's honest to price them separately rather than bury them in a blended per-foot number.
