The custom home building process, step by step

From the first conversation to the day you get the keys — here's exactly how a home comes together with us, and what to expect at each stage.

Building a custom home should feel less mysterious than most people expect. There's a clear path from an idea to a finished house, and knowing the stages ahead of time makes every decision easier. Here's the process we run for every home, with realistic timelines and what your part looks like along the way.

1. The conversation

Everything starts with a free consultation about your goals, your site, and your budget. This is where we figure out whether we're the right fit for each other, roughly what you want to build, and what's realistic for your number. Come with questions — the more we understand early, the smoother everything downstream goes.

2. Design

You have two ways in. Bring your architect's plans and we'll build them, or, if you're starting from scratch, we'll connect you with design partners who can turn your ideas into buildable drawings. Either way, we stay involved so the design and the budget stay in the same conversation — it's a lot cheaper to solve a problem on paper than in framing. 3. The detailed estimate

Once the plans are far enough along, we build a detailed estimate — your specific home, your site, and your selections priced against real, current numbers. This is where a rough range becomes a plan you can actually build around. A detailed estimate may involve a fee, because it represents real time putting your project to real numbers. 4. Permits and preconstruction

With plans and budget locked, we handle permitting and line up the schedule. On a raw lot this is also when site work gets planned in earnest — access, grading, drainage, utilities, well and septic where needed. Our site prep crew sets a stable base for everything above.

5. Construction

Now we build. Because our own crews handle the core of the build — kept consolidated instead of scattered across a dozen subs — quality and schedule stay to one standard, with no gaps between subs for problems to fall through. Every project runs on Buildertrend: daily logs, photos, a live schedule, and a live budget you can check anytime, from anywhere. You also get one dedicated liaison who answers your calls and texts, so you're never chasing an update.

Most custom homes run 12–18 months from ground to close, depending on size and site. You'll make selections and, within reason, changes along the way — every change documented and priced clearly, so there are no surprises on the final bill.

6. Walkthrough and keys

Before you move in, we walk the finished home with you, build a punch list, and close it out. Then you get the keys to a house built to a single standard from foundation to trim.

7. Warranty

Where we build

We run this process for homeowners across Teton Valley, Victor, Driggs, Rexburg, Rigby, Idaho Falls, and Ammon. Because we cap our schedule at about ten homes a year to protect quality, we're usually booking a few months out — so the earlier you start the conversation, the better.
